How Deposit Protection Works
Deposit Collection
When you move in, we collect your deposit (usually 5 weeks' rent) and protect it immediately.
Scheme Registration
Your deposit is registered with a government-approved protection scheme within 30 days.
Protection Certificate
You receive a certificate confirming your deposit is protected and how to claim it back.
End of Tenancy
When you move out, your deposit is returned (minus any agreed deductions) within 10 days.

Your Rights as a Tenant

Common Deposit Deductions
At the end of your tenancy, your landlord may deduct money from your deposit for:
Damage Beyond Wear and Tear
Damage that goes beyond normal wear and tear during your tenancy
Cleaning Costs
If the property is not left in the same clean condition as when you moved in
Repairs
Repairs needed due to damage caused during your tenancy

Dispute Resolution Process
If you disagree with any deductions from your deposit, you can use the free dispute resolution service:
1. Raise the Dispute
Contact the protection scheme within 3 months of the end of your tenancy to raise a dispute.
2. Evidence Submission
Both parties submit evidence including photos, receipts, and witness statements.
3. Independent Adjudication
An independent adjudicator reviews all evidence and makes a fair decision.
4. Final Decision
The adjudicator's decision is binding and the deposit is distributed accordingly.
